The property is currently unserviced. Power is available at the public roadway. The current owners have enjoyed natural spring water that flows year-round. The water is clean and has been tested to be pure. This water source, however, is only minimally developed at this point in time. A private septic system could also likely be put in place.
Land Use:
The land use of the property has been established by Land Use Bylaw 95/54 of the County of Wetaskiwin No. 10. This bylaw designates the property in the Watershed Protection District. This district allows for a variety of uses, including the following:
-Extensive agriculture;
-New houses of conventional construction;
-New manufactured and modular houses; and,
-Buildings and uses accessory to the above.
The minimum site area permitted under the Watershed Protection District is 20 acres (8 ha). Furthermore, prior to subdivision, it must be proven that each subdivided parcel has a minimum of 80% tree cover (which must remain intact). A cursory inspection of the property indicates that most of the property is, indeed, treed. Any costs associated with any necessary public road extensions would be bourn by the developer.
