IMPROVEMENTS
The Clayoquot Orca Lodge Resort has 40 guest rooms, a meeting room, lounge, and dining room in the main Lodge, and a separate building that is used for reception/front desk. The property also includes a manager’s residence with 4 units of staff housing, and a small workshop.
Main Lodge
Originally constructed in 1987 and substantially expanded 5 years ago, the main lodge consists of a 5,465 square foot main building and a 17,760 square foot three storey addition. Construction is wood frame, with shake and fiberglass shingle roof.
The original lodge has electric baseboard heating, while the 32 individual rooms in the addition have standalone wall mounted HVAC systems. Twelve of the 32 units include small kitchenettes, and 12 rooms have gas fireplaces. Except for four rooms that provide king sized beds, all rooms have queen sized beds.
Reception building
The Lodge’s reception and main office is housed in a separate detached building that is adjacent to the main lodge and connected by a covered walkway. This building is also of wood frame construction and is approximately 1,200 square feet in size. In addition to reception and the main office, this building also includes guest washrooms and the laundry room.
Manager’s residence and staff accommodation
Approximately 21 years old, this building was expanded from its original one storey and 864 square feet to include a two-storey addition which provides for 4 staff housing units each with a small kitchen, washroom and sleeping accommodation. The original building provides for the manager’s two-bedroom residence. The total building size is 2,016 square feet.
Workshop
The workshop is approximately 400 square feet and was built at the same time as the original manager’s residence, 21 years ago.
