The subject property is situated within the Thompson Nicola Regional District.  Due to its rural designation, both the TNRD and The Ministry of Transportation govern Land development within this area.

The property is predominantly zoned RL-1 with a small portion of the site zoned C-4.  The RL-1 zoning provides for: single family residential; fishing and hunting resorts; rustic guest ranches; wineries (including gift shops); parks, playgrounds and other civic uses; camps for non-profit uses; and more.  The minimum lot size under this zoning is 10 acres, with a maximum density of two units per parcel.  The subject property conforms to the RL-1 zoning bylaw. 

A portion of the property is zoned C-4.  This zoning bylaw allows for a wide variety of hospitality-oriented uses such as: campgrounds; tourist information services; marinas; golf courses; resorts; riding stables and more.

The eastern section of the property is wholly within the Agricultural Land Reserve (ALR).
