Western Forest Products is pleased to advise the proposed agreement in principal with the Capital Regional District to purchase portions of the lands. The lands contained within the current offering that are subject to the proposed transaction includes JR2, JR3, and JR5. These titles comprise the majority of the Jordan River waterfront area.
Undoubtedly the jewel of the South Island Portfolio, the Jordan River Group includes sixteen titles ranging in size from approximately 4 to 722 acres. Encompassing over 2,400 acres in total, the Jordan River Group is situated around the Jordan River town site, and provides an incredible opportunity for a wide variety of uses in a region where there has historically been an extremely limited supply of real estate. Most of the privately owned land in this sub-area is encompassed in this offering.
Although the properties includes some 4 kilometers of waterfront, similar to the Jacob Creek properties, a small strip of Crown land (66 feet wide) separates approximately 2.6 kilometers of the Jordan River property from the waterfront. Considering the narrow aspect of this strip of land and its Crown ownership, it does not materially affect the otherwise ‘waterfront’ orientation of this property.
The Jordan River Group is situated in the Juan de Fuca Electoral Area and is mostly within the Shirley/Jordan River OCP area. The West Coast Highway traverses directly through the southern portion of the Group, providing for several access options for many of the titles. The net timber volume for this group is estimated by Western Forest Products at approximately 272,000 cubic meters.
