Access, Infrastructure & Zoning
The property is accessed off of Peninsula Road, which is also the main access road for Ucluelet. All off-site servicing for both sides of the development have been completed, with significant on-site work completed for the Pacific side, particularly with respect to the Signature Circle subdivision. As outlined, no on-site work was commenced on the Inlet side.
The Resort is Comprehensively zoned as CD-5 and CD-6 with the District of Ucluelet’s Zoning Bylaw.
The CD-5 Zoning was created by the District of Ucluelet to address the long term development planning of the former Weyerhaeuser lands located along the Pacific side of the Peninsula from, and including, the subject property towards the Ucluelet Town Centre. Designated within 5 Development Areas, the Wyndansea Resort is designated as Area 1. This Area is intended to accommodate Tourist Commercial, Single Family, Multifamily, Golf Course, Resort Condominium, Vacation Rental, and Retail.
The CD-6 Zoning is applicable only to the Inlet side of the property and is designated for Tourist Commercial, Single Family, Golf Course, Vacation Rental and limited Retail.
Overall, the Inlet side is intended for single-family uses with limited hotel and retail uses alongside the golf course and marina. Any development of the subject property will require a parkland and community amenity contribution.
